Approve Acceptance of the Dedicated 15 +/- Acre Elementary "D" School Site at Belmont Estates, West of US Highway 301, East Side of Gate Dancer Road, North of Paseo Al Mar Boulevard in Riverview from Belmont Real Estate, LLC  to the School Board of Hillsborough County, Florida
EXECUTIVE SUMMARY
School district staff has worked through the planning process with Belmont Real Estate, LLC, the developer of the Belmont Estates Subdivision, to dedicate an elementary school site to the School Board of Hillsborough County, Florida, a body corporate, for impact fee credits.  The site is 15 +/- acres at the northern boundary of the subdivision on the west side of US Highway 301 on Gate Dancer Road in Riverview, Florida.

All dedication documentation and developer due diligence site work have been completed and found to be in order for School Board acceptance.  Impact fee credits in the amount of $2,176,000 have been established based on the average of two independent fair market value appraisals prepared on behalf of the School Board. 

All dedication documents associated with the School Board's acceptance of the Elementary "D" school site have been reviewed and approved by School Board real estate legal counsel.

FINANCIAL IMPACT (Budgeted:  No)
Acceptance of the 15 +/- elementary school site at the Belmont Subdivision by the School Board of Hillsborough County from Belmont Real Estate, LLC will have no financial impact to the School Board.
