Approve First Amendment to Office Lease Between the School Board of Hillsborough County, Florida and NetPark II 10, LLC for Early Childhood School Readiness Administrative Offices at NetPark, Tampa
EXECUTIVE SUMMARY
On March 18, 2008, the School Board of Hillsborough County, Florida, a body corporate, entered into a lease with NetPark Tampa Bay, Inc. for 18,638 square feet of administrative office space for the Early Childhood School Readiness program.  The NetPark site includes support staff for School Readiness, Voluntary Prekindergarten, Federal Finance,  the HOST Program and has incorporated staff from Early Childhood's Bay Plaza and Cetermall leased locations that have terminated.  The lease term for NetPark will expire on October 31, 2018, and Early Childhood's funding source requested an additional eight (8) month extension till June 30, 2019, to review location options.  The monthly rental amount of $34,440.88 will remain the same during the additional term and a renewal option of two (2) additional successive periods of five (5) years each has been retained.  No other terms or conditions of the original lease have been modified or changed.

Early Childhood School Readiness is part of the federal/state funding which originates with the Agency for Workforce Innovation Office of Early Learning flowing through Hillsborough County School Readiness Coalition, Inc. doing business as Early Learning Coalition of Hillsborough County and passed to Hillsborough County Public Schools to provide early education and child care for children from eligible low-income families.  School district real estate counsel has reviewed and approved the First Amendment to Office Lease as to form and sufficiency.  After School Board approval and execution, the First Amendment will be executed by Landlord.

Funds in the amount of $275,527.04 will be available in the 423 Subsidized Fund. For tracking purposes, the project number specific to this agenda item is 3267. As of Tuesday, September 12, 2017, the remaining balance less encumbrances for this line item equaled $0.00.
