ELEMENTARY "N" AT VALENCIA LAKES SUBDIVISION
WEST LAKE DRIVE, SOUTH COUNTY
(A) ACCEPTANCE OF DEDICATED SCHOOL SITE
(B) APPROVAL OF DRAINAGE EASEMENT AGREEMENT IN FAVOR OF THE SCHOOL DISTRICT

EXECUTIVE SUMMARY

District Staff has worked through the planning process with the Developer (GL Homes) of the Valencia Lakes Subdivision, for the dedication of an elementary school site for impact fee credits. The site will contain 15 +/- acres adjacent to a co-located County park site. The location is in the South County area on the east side of Route 301 South at Route 674 and West Lake Drive. The potential relief schools are Cypress Creek Elementary and Wimauma Elementary Schools.

District Staff has already met with the County's Impact Fee Manager, Parks Department, Attorney and Developer's representative to review the dedication documentation submitted to the School District. Both Staffs have reviewed the documents relevant to the Impact Fee criteria for school site dedication and found the documents to be acceptable.

The Developer has also provided the District with an easement for the use and maintenance of surface storm water drainage, over, upon, through and across a portion of Developer's property. This easement will provide the District with an area for potential storm water fallout.

Critical Success Factor 6.a.8: Provide sufficient student stations to ensure uninterrupted student learning and data gathering as measured by District Operational Goals plan.

FINANCIAL IMPACT (Budgeted: Yes)

The Developer of Valencia Lakes Subdivision will receive $1,425,000 in Impact Fee Credits.
