Approve First Amendment to Lease Agreement Between the School Board of Hillsborough County and Centermall, Inc. for School Readiness Child Care Program for the North Tampa Service Center (Student Services & Federal Programs Division)

EXECUTIVE SUMMARY

The original Lease Agreement between the School Board of Hillsborough County and Centermall, Inc. was approved by the School Board on June 22, 2005. The lease term will expire on March 25, 2011 for 6,159 square feet located at 9309 N. Florida Avenue in Tampa. This location houses the School Readiness Child Care Program for the North Tampa Service Center and is the largest satellite office with approximately 35 staff members serving over 40,000 walk-in clients per year. This location is within a One Stop (One Stop locations are research-based in meeting the needs of the community). Referring community and state agencies are located within the same building and bus service is readily available.

The First Amendment to the Lease Agreement will be for a term of five years beginning on April 1, 2011 and will expire on March 31, 2016. All terms and conditions of the original Lease Agreement will remain the same, including the annual 3% rent escalation, which will be based on the first year extension term rate of $18.26 per square foot. The landlord has also completed all work requested by the School Board as reflected on Exhibit "A" (attached), to maintain the leased premises.

By approving the First Amendment, the School Board will not be put to the expense of relocating or re-establishing a new space for this program that benefits from its central location. The First Amendment has been reviewed by the School Board Attorney as to form and sufficiency.
