Approve the Amendment of Architect and Construction Manager Agreements for
Armwood High School Renovation

EXECUTIVE SUMMARY

The renovation project at Armwood High School was recently funded and the amendment of existing agreements with Ranon and Partners, Inc. Architects and Ellis Construction Company, Inc., the architect and construction manager of record for the classroom and field house addition and remodeling project which is currently underway, is recommended. This will allow for the renovation to begin immediately following the completion of the additional classrooms currently being constructed. This will minimize disruption to the school and facilitate an earlier completion date

Amendment of the architectural agreement with Ranon and Partners, Inc. Architects will provide compensation for this additional work at a fixed fee of $1,276,800. It is agreed that the initial scope of work will be established by the District based on its recently prepared facility condition assessment. If additional analysis is required by the architect, such services will be compensated as additional services.

Amendment of the construction management agreement with Ellis Construction Company, Inc. will provide compensation for this additional work at a fixed fee of $729,600. It is agreed that preconstruction services and onsite general conditions costs will be in addition to the above fee.

Provide adequate school facilities for the accomplishment of all District Goals and Critical Success Factors.

FINANCIAL IMPACT (Budgeted: Yes)

The construction budget is $18,240,000. This item is included in the District Capital Outlay: 2 Mill.
