Early Childhood, School Readiness Program
Approval of Lease with The Spring of Tampa Bay, Inc.
For Space Located at Waldon Woods Business Park, Plant City, Florida

EXECUTIVE SUMMARY

To allow the Early Childhood, School Readiness Program (the "Tenant") to provide services for intake and eligibility for school readiness programs in the eastern region of Hillsborough County, space has been located to establish an office site at Waldon Woods Business Park, Tillman Place, Plant City. This lease will commence on March 1, 2008 with an initial three year term and an automatic three year renewal period. The annual rental fees will be $3,072.00 for the first year and $3,194.88, and $3,321.60, respectively. The need for this space is to provide families in the Plant City and surrounding areas access to child care and early learning opportunities. Approximately 1,732 families are serviced annually.

The Spring of Tampa Bay, Inc. (the "Landlord") shall be responsible for all maintenance and repair of the interior and exterior of the premises and all utilities serving the property, with the exception of monthly telephone charges. Tenant shall have the right to use, on a non-exclusive basis, the common areas such as restrooms, waiting room, sidewalks, common hallways and corridors, parking lot and break room.

Early Childhood, School Readiness is part of the state/federal funding which originates with the Agency for Workforce Innovation Office of Early Learning. The funds for this service flow through Hillsborough County School Readiness Coalition, Inc. Hillsborough County Public Schools provide early education and child care for children from eligible low-income families.

Provide adequate school facilities for the accomplishment of all District Goals and Critical Success Factors.

FINANCIAL IMPACT (Budgeted: Yes)

Contracts for the School Readiness and Voluntary Prekindergarten Programs permit the use of federal/state funds to lease facilities for program operation. One hundred percent of the funds will be used for payment of rental fees, as stated above, for the term of the lease agreement commencing March 1, 2008, and expiring March 31, 2011. There is no district revenue used for this lease. The annual rental fees will be $3,072.00 for the first year and $3,194.88, and $3,321.60, respectively.
