Approve License Agreement Between the School Board of Hillsborough County and Bay Coffee & Tea Company at Erwin Technical Center

In order to accommodate and better serve the staff, employees and students of the Erwin Technical Center (Erwin), the site administrator determined it would be appropriate to have a vendor provide coffee, tea, fresh fruit, freshly baked pastries, hot meals, sandwiches, salads and wraps for sale inside Erwin.  The Bay Coffee & Tea Company (Bay Coffee) is a small business that offers these items and would use approximately 400 square feet of the food service portion of Erwin's existing kitchen area and approximately 2,500 square feet of the cafeteria seating area (License Area).  Erwin's site administrator and Bay Coffee will evaluate the menu, equipment to be used and hours of operation on a schedule developed by both parties and also coordinate usage of the License Area for any programs conducted by Erwin's Culinary Arts Program.

For an initial period of six months, Bay Coffee will pay a license fee of $500.00 per month and submit a copy of their monthly gross receipts for review.  At the end of the six month term of this Agreement, the license fee will be evaluated and a fee for common area maintenance will be established to cover utility costs.  Bay Coffee will be responsible to maintain the entire License Area in good and working condition by performing certain regular maintenance and maintaining their own equipment.  The School Board will provide electricity, water, lighting for the customer seating area and garbage pickup.  Bay Coffee shall not be permitted to alter or modify the License Area without the School Board's written consent.

Bay Coffee & Tea Company will pay Erwin Technical Center a monthly license fee of $500.00. After the initial six month period, the license fee will be evaluated and a fee for common area maintenance will be established to cover utility costs in future renewals.
