Approve the Acceptance of a Dedicated Elementary School Site at the Magnolia Park Subdivision South of Progress Village Boulevard and East of South 78th Street in Riverview from Centex Homes to the School Board of Hillsborough County

EXECUTIVE SUMMARY

District Staff has worked through the planning process with Centex Homes, the developer of the Magnolia Park Subdivision, to dedicate an elementary school site for impact fee credits.  The site contains a combined 20 +/- acres adjacent to the southern boundary of Progress Village Middle Magnet School (15 acres of uplands and 5 acres of on-site flood mitigation).  No school is planned for construction in the current Five Year Facilities Plan, but the site will be kept in inventory for future need.

All dedication documentation and Developer post closing site work have been completed and found to be in order for School Board acceptance.

The Developer is ready to move forward with the impact fee application process and acceptance of the school site by the School Board is required.  The Developer will receive $1,302,500 in impact fee credits from the Board of County Commissioners of Hillsborough County.  The impact fee credit amount is based on the average of two independent fair market value appraisals.

The Developer, Centex Homes, will receive $1,302,500 in impact fee credits from the Board of County Commissioners of Hillsborough County.
