Approve Purchase and Sale Agreement for D&D Academy Property Located Adjacent to Steinbrenner High School on Lutz Lake Fern Road, Lutz

EXECUTIVE SUMMARY

In August 2004, the School Board of Hillsborough County approved district staff to move forward with the purchase of a three parcel assemblage consisting of 5.9+/- acres on Lutz Lake Fern Road, to form part of the Steinbrenner High School Campus.  The site had vacant land, an equestrian center and a daycare facility.  The owner subsequently determined not to sell the daycare portion to the district.

In May, 2014, district staff was informed that the daycare facility was in foreclosure and immediately started the process of attempting to obtain the site for additional safe and secure parking at Steinbrenner High School.  Two appraisals were performed and the average value of $645,000 was established.  A contract for purchase and sale has been successfully negotiated with the seller.

During the due diligence period of the contract, a rezoning application to permit school uses will be submitted to Hillsborough County, survey and environmental tests performed, all under the guidelines of Florida State Statute.

The purchase price of $645,000 and associated acquisition costs for the D&D Academy property will be derived from Local Millage.
