Approve Construction Documents and Guaranteed Maximum Price (GMP) for Heating, Ventilating, and Air Conditioning (HVAC) and Interior Finishes Renovation at Edison Elementary School |

EXECUTIVE SUMMARY | |
The heating, ventilating, and air conditioning (HVAC) system in the original school building at Edison Elementary School has deteriorated to the point that urgent renovation is required to ensure classroom availability for the 2016-17 school year. Leaks from the HVAC system over time have damaged ceilings and cabinets necessitating their replacement in conjunction with the project. On April 24, 2016, the Board appointed Carruthers & Associates-Architects, P.A. and Allstate Construction, Inc. to provide design and construction management services for a project to accomplish the needed renovations. The project scope includes interior painting and some flooring replacement to improve the educational environment in both the original building and cafeteria. Replacement of the steam heating at the site with electric heating as part of the HVAC replacement and installation of a new fire sprinkler system is also included. The project also includes significant abatement of asbestos and lead-based paint, required by the scope. The Guaranteed Maximum Price (GMP) will establish the cost for the project. |

Funds in the amount of $4,316,522.00 will be available in the Local Millage fund. For tracking purposes, the project number specific to this agenda item is 8100/8128. As of Thursday, May 26, 2016, the remaining balance less encumbrances for this line item equaled $3,528,129.81.
The Guaranteed Maximum Price recommended for approval is $3,846,650. $650,000 of the required funds were previously encumbered to allow procurement of long lead equipment to proceed in time to meet required completion dates. |
