Approve Construction Documents and Guaranteed Maximum Price (GMP) for Heating, Ventilating and Air Conditioning System Replacement at Gorrie Elementary School
EXECUTIVE SUMMARY
A previously approved District Facilities Five Year Work Program provides for HVAC replacement at Gorrie Elementary School.  On February 6, 2018, the Board appointed Engineering Professionals, Inc. and Charles Perry Partners, Inc. to provide design and construction management services.

The project scope for Phase 1 consists of removing existing air handlers, condensing units, refrigerant piping, variable air volume (VAV) boxes, ductwork transitions at the air handler units, exhaust fans and controls in Buildings 2, 4, 5 and 9; construct new chiller plant adjacent to Building 9 and install a new chilled water piping loop underground from the new chilled water plant and to the rooftop of the walkway canopy at Building 8; new chilled water loop shall extend to serve new chilled water air handlers at Buildings 2, 4, 5 and 9; construct a chase at Building 8 for new chilled water piping; electrical modifications for new chiller plant and new air handler units, VAV’s, exhaust fans, duct heaters, and controls; no work in Buildings 1, 3, 6, 7, 8.

Due to the magnitude of the project and the limited time to complete the work, the project has been divided into two phases.  Project completion of Phase 1, which includes the work in Buildings 2, 4, 5 and 9 is scheduled for July 31, 2018.

FINANCIAL IMPACT (Budgeted:  Yes)
Funds in the amount of $4,262,570.00 will be available in the Community Investment Tax Fund. For tracking purposes, the project number specific to this agenda item is 8200. As of Wednesday, April 11, 2018, the remaining balance less encumbrances for this line item equaled $3,687,944.18.

The Guaranteed Maximum Price recommended for approval for Phase 1 (and the equipment for Phase 2) is $2,228,654.
