<div style="text-align: justify;">Resolution 20-01 and the Purchase and Sales Agreement for 1.35+/- Acres Located at 5150 Bishop Road in the Wimauma Area of South Hillsborough County, Florida for Future School Sites (<em>Operations Division</em>)</div>
EXECUTIVE SUMMARY
<div style="text-align: justify;">District staff has been working with the Dohring Group brokerage firm to purchase 1.35+/- acres in addition to the 60.4+/- acres of property under contract located on Bishop Road in Wimauma. &nbsp;This residential property is situated directly adjacent to Bishop Road and is surrounded on the other three sides by the larger school site under contract.&nbsp; Bishop Road will require roadway improvements necessitating additional right-of-way.&nbsp; Furthermore, purchasing this property will create a larger, more cohesive site for a new elementary and middle school.&nbsp;</div> <div style="text-align: justify;">&nbsp;</div> <div style="text-align: justify;">The seller has established a price of $359,000. Appraisals will be obtained for establishing the fair market value of the property. Upon School Board approval and contract ratification, district staff will begin the due diligence and school siting process to ensure that the property is acceptable for school purposes.&nbsp; After the appraisals are received, if the fair market value is below the asking price, staff will bring the information back to the School Board for consideration.&nbsp;</div> <div style="text-align: justify;">&nbsp;</div> <div style="text-align: justify;">The Purchase and Sale Agreement has been prepared by School Board real estate counsel. The funds for the site acquisition will be derived from impact fees currently held by the Board of County Commissioners of Hillsborough County. These funds will be requested from the County by School Board Resolution after final closing to include the purchase price, commission, legal, and due diligence testing fees.</div>
