B7.02 - Approve Resolution 20-06 and the Purchase and Sales Agreement for a Warehouse Building Situated on 1.05+/- Acres located at 6201 North 50th Street, Tampa, Florida for a Future Maintenance Warehouse Site (Operations Division)

Description

District staff have been working with the owner to purchase a warehouse building situated on 1.05 +/- acres.  Two appraisals were obtained establishing the fair market value of the property and the seller has accepted the purchase price of the average of the two appraisals at $1,447,500.00. Upon School Board approval and contract ratification, district staff will begin the due diligence process for zoning and environmental testing to ensure that the property is acceptable for school purposes.

If the District is able to close on this property, the new warehouse would potentially replace the current warehouse located at 1731 West Green Street, Tampa, Florida, as the new site has better access and maneuverability for the maintenance trucks and services.  Then, staff would bring forward to the School Board the proposed surplus of the 1731 West Green Street, Tampa site.   

The Purchase and Sale Agreement has been prepared by School Board real estate counsel. The funds for the site acquisition will be derived from millage fund 370.

Gap Analysis

The current warehouse located at 1731 West Green Street, Tampa, Florida has major accessibility issues, which cannot be easily addressed as it abuts Interstate 275, and the new proposed site would not have any accessibility issues.  

Previous Outcomes

Trucks accessing the Green Street property have very limited maneuverability in the area, and as a result, trucks were getting damaged.  

Expected Outcomes

The new site offers improved access and maneuverability.
