Approve Construction Documents and Guaranteed Maximum Price (GMP) for Instructional Services Center (ISC) Remodeling (HR Relocation)
EXECUTIVE SUMMARY

Remodeling of selected areas of the Instructional Service Center (ISC) is required to support the relocation and consolidation of several Human Resources Division departments into areas previously housing Student Nutrition Services (SNS) Operations, Student Records, and elements of the Communications Division on the 2nd floor of the ISC. The Board previously approved a project supporting relocation of SNS into a separate, leased facility. The affected Communications staff will be relocated to ROSSAC, while Student Records will relocate to the Erwin Technical Center.

District staff selected Long & Associates Architects/Engineers, Inc. and Reno Building, LLC to provide design and construction management services for a project to accomplish the necessary remodeling.  In addition to remodeling of the south half of the 2nd floor at the ISC, the project scope includes remodeling to support relocation of the Human Resources Fingerprint and Applications Departments to more suitable locations on the first floor of the ISC. Minor remodeling and renovation of the area at Erwin designated for Student Records is also included.

Approval of the Guaranteed Maximum Price (GMP) will establish the cost for the project.

Project completion is scheduled for November 10, 2016.

FINANCIAL IMPACT (Budgeted:  Yes)
Funds in the amount of $1,230,141.62 will be available in the local millage fund. For tracking purposes, the project number specific to this agenda item is 8611. As of Thursday, August 4, 2016, the remaining balance less encumbrances for this line item equaled $405,636.03.

The Guaranteed Maximum Price recommended for approval is $994,065.
