EXECUTIVE SUMMARY

This project was planned by the architectural firm of Rick Z. Smith & Associates Architects, Inc. On March 12, 2002, the Board appointed the construction management firm of R.J. Bunbury Company, Inc. The scope of work for the conversion of B.T. Washington from a middle school to K-8 is as follows: the existing parking lots were modified, resurfaced, and re-striped to better accommodate the elementary and middle school programs. Areas of poor drainage, missing gutters and downspouts were corrected. Buildings 1, 2, and 3 were remodeled for better utilization and to meet current code requirements. There was an addition of a Science lab and two Science classrooms. Building 4 was demolished and a new building was constructed to house 8 classrooms. Existing main electrical service, fire alarm, security, intercom, telephone and data systems, lighting, casework, teaching aids, and ceilings were replaced campus-wide. Mechanical system revisions were made to upgrade the toilet room exhausts, and replace the air handler in administration. The entire campus was painted. Floor finish replacement was handled on a room-by-room basis.

Change Order No. 12 provides for new lights in Media Center, three additional telephone handsets, heat detector, unclogging of sewer lines, correction of corridor wall design and existing roof problem, reinsulation of chilled water lines above ceiling, repair of chilled water pump which malfunctioned during construction and leaks in existing heating pipes. Change Order No. 13 provides for final reconciliation of the Direct Purchase and Owner Controlled Insurance Programs. Change Order No. 14 provides for General Conditions resulting from the construction manager's extended construction schedule to convert school to a K-8 facility. The actual costs for the conversion were previously approved in Change Orders 3 and 7.
