EXECUTIVE SUMMARY
There is an urgent need to replace the roof at Bloomingdale High School. The Board previously appointed Reliable Group Architects to provide design services. During preliminary design, it was determined that replacement of existing rooftop air conditioning equipment in conjunction with the roof replacement would be more cost-effective than deferring this work to the renovation scheduled in the current five year plan. This action also prevents significant and potentially damaging renovation work from occurring on the new roof in the future.
The addition of the mechanical equipment replacements to the project scope significantly increases the complexity and coordination requirements to the extent that appointment of a construction manager is warranted. Appointment of a construction manager is needed now, to facilitate the significant planning and early equipment acquisition required by this urgent project. Kenyon & Partners, Inc. is a construction manager with a strong mechanical contracting background (including a mechanical contracting license); has previously coordinated a roof replacement for the District during the school year; and has also worked with Reliable Group Architects on a similar project. Consequently, appointment of Kenyon & Partners, Inc. to provide construction management services for the project for a fixed fee of $106,975 is recommended.
