Approve Purchase Contract for Property at 908 West Horatio Street, Tampa
EXECUTIVE SUMMARY
School Board staff proposes to purchase commercial property that abuts the recently acquired lots across from Gorrie Elementary and Wilson Middle Schools. The property is located at 908 West Horatio Street, at the southeast corner of West Horatio and South Edison Avenue in the Hyde Park neighborhood of Tampa. The property consists of 1,980 s.f. of usable commercial office space constructed in 1999 and is in good condition; the perimeter is fenced with an electronic rolling gate, adequate parking and maintained landscaping. Fair market value has been established at $395,000 by an independent appraiser and the Seller has accepted the School Board's offer of $380,000 with the condition that the School Board can obtain the necessary rezoning to allow for the intended school uses from the City of Tampa.
Acquisition of the property would provide the School Board with ancillary office space and to one day provide for expansion of the Gorrie Elementary School or Wilson Middle School campus along with additional parking. The District recently acquired adjacent land and rezoned it for a school building or parking uses. The Purchase and Sale Agreement has been prepared by the School Board Real Estate Attorney and reviewed as to form and sufficiency.

FINANCIAL IMPACT (Budgeted: Yes)
The funds for the acquisition, closing costs and rezoning of 908 West Horatio Street, Tampa, will be derived from Local Millage.
