Approve Land Exchange Between Hillsborough County, Artesian Farms, Inc., Centex Corporation and the School Board of Hillsborough County to Establish Corrected Site Boundaries at Lennard High School

During the construction of Lennard High School, Hillsborough County (the "County") realigned 22nd and 24th Streets in Ruskin. These two streets are the east and west boundaries of Lennard High School. Site adjustments were required to accommodate both the street realignment and the boundaries for property acquired by the School Board from Artesian Farms, Inc.("Artesian")

Hillsborough County Public Schools ("HCPS") staff, County staff, representatives of Artesian and Centex Corporation ("Centex"), with associated legal counsel, worked together to accurately document all required boundary shifts, road right-of-way accommodations, and ingress/egress to HCPS property to ensure that all parties would have clear and accurate title ownership. By approving the requested land exchange, the School Board would finalize and properly document the corrected property boundaries of Lennard High School. Subsequent document filings will be done by the County, Artesian and Centex and revised updated title polices will be issued to HCPS. HCPS will receive 3.77 acres from Artesian, Artesian will receive 3.29 acres from HCPS, and Centex and the County will receive 1.69 and 1.22 acres respectively as dedicated road right of way.

The land exchange between Hillsborough County, Artesian Farms, Centex Corporation and the School Board has no financial impact to the Board beyond legal, documentary stamp and recording fees.
