Approve Construction Documents and Guaranteed Maximum Price for Kitchen Renovations at Multiple Sites

EXECUTIVE SUMMARY

Student Nutrition Services identified funding to upgrade serving lines and/or cooler freezers at 80 sites.  (Schools projected to receive a serving line or freezer-cooler replacement are identified in the attachment.)  On October 8, 2013 the Board appointed Rowe Architects Incorporated and The Beck Group to provide design and construction management services, and subsequently authorized the early acquisition of equipment with long delivery lead times in advance of establishment of a guaranteed maximum price (GMP). This allowed fabrication of the equipment to commence while site-specific installation and remodeling documents were completed and a GMP was prepared and approved.

Equipment installation and related remodeling will be accomplished in phases. Sites have been divided geographically into five groups for installation. Site-specific construction documents have been completed for groups one and two, and a GMP has been established for the equipment purchase for all sites, and installation and remodeling for groups one and two.

Approval of the Guaranteed Maximum Price (GMP) will establish the cost for the equipment for all sites and installation and remodeling at sites in groups one and two,  and allow installation and remodeling at those sites to proceed. The remaining sites will be added to the contract scope via change order, following completion of the applicable site-specific installation and remodeling documents, and solicitation of competitive subcontractor bids for the work.

Complete of the installation and remodeling work at sites in groups one and two is scheduled for October, 2014. Completion at all sites is scheduled for March, 2014.

Total construction cost is warranted at $6,984,414.59.  Student Nutrition Services funds in the amount of $8,800,000 have been allocated for construction.
