Approve Change Order No. Two for Renovation of Building 600 at Young Middle School

EXECUTIVE SUMMARY

A previously approved District Facilities Five Year Work Program provided for replacement of the roof at Young Middle School.  Because Building 600 also required replacement of the roof top heating, ventilating and air conditioning (HVAC) equipment, District staff selected Cooper Johnson Smith Architects, Inc. and Allstate Construction, Inc. to provide design and construction management services for a separate project to accomplish the Building 600 work.  The Board previously approved a Guaranteed Maximum Price for the Building 600 work that provides for replacement of the roof top equipment with interior units and also includes new ceilings and lights and fire code upgrades.

During the course of the roof replacement on the remainder of the Young campus, significant deterioration in the roof deck of Building 500 was discovered, requiring complete replacement of the roof deck.  Because replacement of the roof deck also required removal of the interior ceiling and lights and other components supported by the roof deck, District staff elected to delete Building 500 from the scope of the roof project, and accomplish the more extensive work as a change order to the Building 600 project.  Change Order No. Two adds replacement of the roof, roof deck, ceilings and lights in Building 500 to the scope of the project.  Minor improvements to the HVAC system and interior painting are included.

The construction manager solicited competitive bids to establish the cost for the work. As the resultant change order exceeds $100,000, Board approval is required.
