School District staff has been working with a developer in the South County region to acquire an elementary school site as reflected in the School Board approved Five Year Facilities Work Plan.  The site consists of 15 acres on the north side of Big Bend Road, east of US Route 301, in the Triple Creek Subdivision, Riverview, Florida.  The appropriate zoning has been approved by the Hillsborough County Board of County Commissioners to allow for school, school support and school operating facilities uses.  A preliminary location analysis has been completed and the parcel is suitable for development of the proposed elementary school in the area.  Continued site analysis is being undertaken as we move forward toward the final site dedication.

Siting of Elementary School "C" in south Hillsborough County will provide relief for existing elementary schools in the surrounding area.

Two appraisals will be performed to establish the amount of Impact Fee Credits that will be assigned to the developer by Hillsborough County under a separate action taken by both the South Board and County Commission.

Costs associated with the dedication process for the Elementary School "C" site in south Hillsborough County will be for preliminary site analysis reports, appraisals and legal fees.  These fees will be derived from Local Millage and brought to the School Board at a separate meeting along with the conveyance deed for site acceptance and the established value for developer Impact Fee Credits.
